All prices in EUR, net — VAT is added at checkout according to your country (reverse charge with a valid EU VAT ID). Standard is billed monthly and can be cancelled monthly — or with the base fee paid yearly in advance (2 months free), can be cancelled at the end of the contract year, units still monthly; Unlimited is paid once in advance for the year.

Straight answers
What is an active unit?
A unit that is not archived and whose status is not sold or handed over — so everything that is available, earmarked or reserved. Your invoice counts the active units on the billing day: sell ten units this month and next month's invoice is ten euros lower. Archived and sample projects never count.
How does Unlimited work?
Until 31/12/26 you can buy the first year at €1,668 up front — €139 a month for any number of units, price fixed for the year. From about 40 active units it is cheaper than Standard, and you do not have to think about unit counts while you sell. After the year the subscription continues as Standard at €99 plus €1 per active unit; cancel before the year ends and nothing follows.
Are the prices net or gross?
Net. VAT is added at checkout according to the billing address you enter — 20% in Austria, 19% in Germany, and with a valid EU VAT ID outside Austria the invoice is reverse-charged with no VAT at all. The invoice is issued by GMC Holding GmbH through Stripe.
How do I pay?
By card, SEPA direct debit or the payment methods Stripe offers for your country. You update your card, billing address and VAT ID yourself in the customer portal, and every invoice is available there as a PDF.
Do brokers really cost nothing?
Nothing — in any number. A broker who had to pay would not open the list, and then it would be wrong again. You pay for the units you are selling, never for the people who sell them for you.
How many team members can I add?
As many as you like, on every plan. Colleagues in sales, marketing and the back office all sign in without changing the price. The only number on your invoice is the number of active units.
Is it worth it for a single project?
A project with 20 units costs €99 plus €20 — €119 a month, brokers free. Put that next to a single forgotten call-back or one unit reserved twice, and the question answers itself. Add a second project and only its units are added to the bill.
What happens after the trial?
You pick a plan — or you don't. Without a plan your dashboard becomes read-only; the public price-list link stays online for another 30 days, frozen with a date stamp, so your brokers do not hit a dead end. After that it goes offline. Your data is kept for 60 days.
Can I pay Standard yearly?
Yes. The base fee is then paid once a year in advance — €990 instead of 12 × €99, so two months are free. The units stay monthly: €1 per active unit, counted on the billing day, so sold units keep dropping off the bill every month. The contract runs for the year and can be cancelled at the end of the contract year. Unlimited is cheaper than Standard yearly from about 57 active units.
Can I cancel?
Standard monthly, any time — it ends with the paid month, and you keep exporting your data afterwards. Standard with the yearly base fee ends with the contract year; the monthly unit fee ends on the same day. Unlimited runs the year and does not renew if you cancel before it ends.
What if livelisted is gone in two years?
Then you still have your data: export any time, every price list as a dated PDF, and your Excel stays with you anyway. The risk is an afternoon of moving, not a loss of data. Behind livelisted is GMC Holding GmbH, Klagenfurt.
What happens when a project sells out?
Nothing you have to do. Its units are sold, so they stop counting; the project stays in your account for free with the full sales history — achieved prices, time on market, partner performance. Archive it or keep it, the price is the same: zero.
