You create the property, livelisted does the rest with you: a web exposé with read tracking, export to the portals, leads on a board, follow-up mails for release, video calls with a notetaker, Meta campaigns and reports for owners. A property is live in five minutes. ### Who is it for? Agents, agencies and developers in the DACH region who market properties and do not want to lose an enquiry. Developers additionally get the live price list of a project with units, statuses and reservations as a link for sales partners. ### How do I start? Create an account at https://livelisted.app/login with your first and last name. The first 7 days are free, no card needed. A sample project shows what everything looks like; create your first property via "+ New", fastest with an old exposé PDF that livelisted reads to prefill the data. ### Is there help getting started? Yes. The avatar menu holds the guide with the first steps, the support chat with an AI that answers straight away, and feedback with a screenshot. Exposés, mails to prospects and documents follow the language of the project, not of your interface. ### Can my team work with me? Yes, team members are unlimited and free on every plan. Roles: owner, admin, sales and viewer. External sales partners get their own portal and see only the projects you release to them. ## Creating and importing properties Single objects, projects with many units, import from Excel, PDF or another software. ### How do I create a property? "+ New" → "Object". Upload an existing exposé or PDF first; livelisted prefills title, key facts, price and texts, you check and complete. Or dictate the data into the microphone or type it. ### What is the difference between an object and a project? An object is a single property with one unit. A project is a development or apartment building with many units, its own price list, a status per unit and reservation deadlines. Both get a web exposé and appear on the board. ### Can I import my Excel price list? Yes. Open the project → "…" → "Import spreadsheet". Map the columns, check the preview with its warnings, and nothing is saved before you confirm. PDF price lists work the same way. ### Can I take over properties from onOffice, Justimmo or FlowFact? Yes, via the OpenImmo export of your current software. "+ New" → "Import objects" → upload the XML or ZIP with images (up to 50 MB). The preview shows what is new, what is updated and what is skipped. ### How do I enter the energy certificate? In the "Energy certificate" card choose Austria (HWB, fGEE) or Germany (GEG: demand or consumption certificate, value, class A+ to H, energy carrier). The exposé shows the mandatory details of the country, in Germany with the coloured efficiency scale. ### Which documents can I keep with a property? Everything a sale involves: exposé, energy certificate, floor plans, submission plan, construction and fittings description, price list, site plan, land register extract, contract draft. Upload in the "Publish" tab under "Documents"; the kind is guessed from the file name. Internal papers never get a link and never appear on the exposé. "Missing: …" shows what is not there yet; floor plans and energy certificates can be requested from livelisted directly. ### How do I delete a property? Project page → "…" → "Archive". Archived properties leave the list, are no longer billed and are removed from the portals; leads and history stay. At the bottom of "Objects" you find "Show archived" and "Restore". ### How do I change a unit's status? Click the status in the table and choose the new one: available, earmarked, reserved, sold, handed over. Reservations carry a deadline; three days before and on expiry your team is reminded, and an expired reservation is released automatically. Every change is in the history with person and time. ## Web exposé Build, design and share the exposé, and see who reads it. ### How do I create a web exposé? Project page → "…" → "Exposé editor". Four steps: key facts, images, texts (description, location, features, other information, legal notes), contact and publish. The exposé is its own page at livelisted.app/d/, for phone and desktop. ### Can I match the exposé to my corporate design? Yes. "Design" in the exposé editor sets colours and logo; the defaults for new properties live under Settings → Exposé. Your organisation's logo also appears on PDF price lists. ### Can I see who reads my exposé? Yes. Every lead gets a personal link. livelisted shows when it was opened, how long it was read and which sections. Leads who read in the last 48 hours appear on the dashboard under "Call now". ### Can I create several links for one exposé? Yes, for example one per mailing, letter or QR code, with an expiry date and an optional e-mail gate. The property's "Publish" tab lists all links with their views and reading times. ### Does the AI write my exposé texts? It proposes, you decide. From a PDF, dictation or keywords it drafts description, location and features in the project's language; every text stays editable and nothing is published without you. ### How do commission notice and cancellation policy get into the exposé? In step 3 under "Legal notes". They appear discreetly at the end of the exposé and are transmitted to the portals as well. ## Portals and enquiries Get properties onto ImmoScout24, willhaben, immowelt and others and receive every enquiry as a lead. ### Which portals are supported? ImmoScout24 Germany via its API (sign in, confirm, done) and every OpenImmo portal via FTP: ImmoScout24 Austria, willhaben, immowelt, Kleinanzeigen, derStandard and more. Set up once under Settings → Connections → Portals. ### How do portal enquiries get into livelisted? Every property has its own receiving address (…@mail.livelisted.app), shown in the "Publish" tab. Enter it in the portal as the forwarding address for enquiries. Every enquiry mail becomes a lead with name, contact and message. "Send test enquiry" checks the connection at once. ### And enquiries from my website? Via the property's form webhook URL or the API (POST /api/v1/leads). Zapier and Make work with it too. Both are on the property's "Lead inbox" card, the reference is at /docs/api. ### How often are the portals updated? Changes to a property go to the connected portals with the next run, usually within minutes. Archived properties are removed from the portals. ### What happens when the same person enquires twice? livelisted recognises the e-mail address and attaches the new enquiry to the existing lead. You see the whole history in one place. ## Leads, board and follow-up Every enquiry on one board, phases, tasks, search profiles and follow-up mails for release. ### How does the lead board work? Every enquiry is a card, every column a phase of your organisation. Phases can be renamed. A lead opens as a side panel with call, WhatsApp, e-mail, notes, tasks, exposé activity and the mail history. ### Does livelisted write to my leads automatically? Never without you. livelisted drafts proposals, for instance when an exposé has not been opened after three days or was read without a reply. You release with one click, in "Tasks", in the lead or in the morning mail. Which rules are active is set under Marketing → Automations. ### Can I schedule follow-up mails? Yes. In the lead, "Plan follow-up" writes an e-mail that livelisted sends later in your name; replies come to you. "Remind me" creates a task that appears in your morning mail on that day. ### What is the search profile? Budget, property type, rooms, region and purpose of a lead. livelisted compares it with your properties and shows the matching prospects with a score in a property's "Leads" tab. Leads can complete their own profile via a public form. ### Can I import existing leads? Yes, as CSV or Excel via "+ New" → "Import leads". Column names from onOffice, Justimmo and FlowFact are recognised. Contacts without a property land in the contacts pool. ### What is in the morning mail? Whom to call today, due tasks, new leads, proposals for release and reservations about to expire. Which mails you receive is set under Settings → Notifications. ### Do sales partners see my leads? No. Partners see the released projects, units and price lists in the partner portal and can earmark units. Leads stay with your organisation. ## Mailbox Connect your own e-mail account and see the mail history per lead. ### How do I connect my mailbox? Settings → Connections → Mailbox → "Connect mailbox", via IMAP/SMTP with presets for World4You, A1, GMX, WEB.DE, IONOS, Gmail, Outlook and more. Every team member connects their own account. Credentials are stored encrypted in the EU. ### Does livelisted assign my mails to leads? Yes. Mails from a known lead address appear in the lead under "E-mails", incoming and outgoing. Unknown senders do not become leads automatically; that is your call. ### Does livelisted answer mails automatically? No. livelisted reads along and proposes, but sends nothing without your release. You write replies from the lead through your own mailbox. ### Does this work with WhatsApp too? Yes, through your phone: the WhatsApp button in the lead opens the chat with the lead's number and a prepared text, and follow-up proposals can be sent "Via WhatsApp" from the approvals. Every click is logged on the lead as a contact. Reading along automatically via the WhatsApp Business Cloud API is in the works. ## Video calls Consultations in your own room, with a summary in the lead. ### How do I start a video call? In the lead, "Video call" → "Start now" or "Schedule" with date, time and duration. The lead gets an invitation with a calendar entry and a guest link without sign-in or app. ### What does the notetaker do? It summarises the conversation and files summary and next steps as a note in the lead. You switch it on or off per call; participants see that recording is on. ### Do video calls cost extra? No, they are included in every plan. ### How does a lead book an appointment with me? Under Settings → Connections → "Appointment booking" you set when you are available (weekdays, hours, slot length, buffer). In the lead, click "Offer appointment" and send the booking link by WhatsApp or mail; your general link is for your signature. The lead picks a phone or video call and a free time in their own time zone. Both of you get a confirmation with a calendar entry, the lead a reminder the day before, and the appointment appears as a task on the lead. Booked appointments and planned video calls are kept free automatically. ## Marketing, campaigns and mailings Promote properties on Meta, send mailings to leads, request material. ### How do I promote a property on Facebook and Instagram? Project page → "Publish" → "Promote". You choose budget, duration, audience (owner-occupiers or investors) and region (radius, places and regions, or whole country), pick the carousel pictures and see the ad as an Instagram post before you order. Billed as the ad budget plus a service fee, paid in advance. Clicks and leads appear under Marketing → Campaigns. ### Can I send one mail to every prospect of a project? Yes, under Marketing → Mailings: to every lead of a project, of a phase or to a selection from the board. With placeholders, a test mail and a send time. Sent through livelisted with reply-to set to you; every mail carries an unsubscribe link. You confirm that the recipients have consented. ### Can I order floor plans, photos or print exposés? Under Marketing → Material you send a request to the livelisted team: floor plans, an energy certificate via certified issuers, photos and renderings, a print exposé or a campaign beyond Meta. We come back with a quote. ### Which automations exist? Exposé not opened after three days, exposé read without a reply after two days, search profile requested after 14 days, reactivation after 30 days. Each rule on or off individually; every mail goes out only after your release. ## Plans and billing One plan for everyone, one fee per active unit, no hidden costs. ### What does livelisted cost? Standard: €99 per month plus €1 per active unit per month, cancel monthly. Standard yearly: €990 per year in advance, units stay monthly. Unlimited: €139 per month, paid yearly in advance (€1,668), unlimited units, available until 31/12/26; cheaper than Standard from about 40 active units. All prices net plus VAT. Team members, projects and partners are unlimited and free. ### What is an active unit? A non-archived unit that is neither sold nor handed over, in a non-archived project. Sold units stop counting from the next billing day. A sold-out project stays in the account for free. ### Is there a trial? 7 days free, no card, every feature. Then you pick a plan. Without a plan the account becomes read-only, public links stay online frozen for 30 days, and the data is kept for 60 days. ### How do I pay? Via Stripe with card, SEPA direct debit, Apple Pay or Google Pay. Invoices are issued by GMC Holding GmbH; payment method, billing address, VAT id and all invoices are managed in the Stripe customer portal under "Plan". VAT follows the billing address, with reverse charge for a valid EU VAT id outside Austria. ### How do I cancel? Under "Plan" with one click. Standard runs to the end of the paid month, Standard yearly and Unlimited to the end of the contract year. You can export your data as CSV and OpenImmo beforehand. ### Is there a free plan? No. Invited sales partners are always free; for your own organisation there is the trial and then Standard or Unlimited. ## Privacy and hosting Where the data lives, who sees it and how you take it with you. ### Where is my data stored? On servers in Frankfurt (EU). Database, files and application run in the EU region; mail credentials are stored encrypted. ### Is there a data processing agreement? Yes, the agreement under Art. 28 GDPR is part of the terms at https://livelisted.app/legal/terms. Every service provider is listed in the privacy policy at https://livelisted.app/legal/privacy. ### Who operates livelisted? Owners and admins everything including settings and billing, sales the properties and leads, viewers read-only. Partners see only released projects, never leads. ### Can I export my data? Yes, any time: leads as CSV from the board, properties as OpenImmo export, price lists as PDF. After cancellation the data is kept for the retention period and then deleted. ### What does the AI do with my data? It reads only what the task at hand needs, for instance the PDF for prefilling or the lead for a mail proposal. The data is not used to train models. ## Switching from onOffice, Justimmo, FlowFact or Excel What is called the same at livelisted, what differs and how the move works. Factual, no judgement. ### How does livelisted differ from classic agent software? Classic agent software administers. livelisted markets: exposé, portals, campaign, follow-up and reports grow out of one property, and the AI does the work in between, always with your release. In return livelisted deliberately leaves out contract generation, accounting, construction cost control and a general CRM. ### What are the terms called in livelisted? Prospect or contact is a lead. Status or stage is a phase, the pipeline is the board. The property form is the exposé editor. The agent in charge is the contact person. Marketing type and property type are called the same. ### How do I move my properties over? Create an OpenImmo export in your current software (XML or ZIP with images) and upload it via "+ New" → "Import objects". Texts, key facts, energy certificate and images come along; if the export holds internal and exposé texts separately, take the exposé variant. ### And my prospects? As CSV or Excel via "Import leads". The column names of onOffice, Justimmo and FlowFact are recognised (first name, name, e-mail, phone, city, created). Search criteria like budget and property type come along when the export contains them. ### I work with Excel and portals. Is switching worth it? If you market more than a handful of properties at once, yes: you import the price list once, then maintain statuses and prices in one place, and every portal enquiry lands as a lead instead of in your inbox. 7 days of trial without a card are enough to compare with a real property. ### Do I have to switch completely at once? No. Many start with one property in parallel. Portals connect per property, enquiries run through the receiving address. When it fits, you move the rest; we help with the move in person. ### What does livelisted not have? No contract generation, no accounting, no defect management, no construction cost control, no general CRM for non-property contacts. PDF-Preislisten gehen genauso. ### Kann ich Objekte aus onOffice, Justimmo oder FlowFact übernehmen? Ja, über den OpenImmo-Export deiner bisherigen Software. „+ Neu“ → „Objekte importieren“ → XML oder ZIP mit Bildern hochladen (bis 50 MB). Die Vorschau zeigt, was neu ist, was aktualisiert wird und was übersprungen wird. ### Wie trage ich den Energieausweis ein? In der Karte „Energieausweis“ wählst du Österreich (HWB, fGEE) oder Deutschland (GEG: Bedarfs- oder Verbrauchsausweis, Kennwert, Klasse A+ bis H, Energieträger). Das Exposé zeigt die Pflichtangaben des Landes, in Deutschland mit farbiger Effizienzskala. ### Welche Dokumente kann ich zu einem Objekt ablegen? Alles, was zum Verkauf gehört: Exposé, Energieausweis, Grundrisse, Einreichplan, Bau- und Ausstattungsbeschreibung, Preisliste, Lageplan, Grundbuchauszug, Kaufvertragsentwurf. Hochladen im Reiter „Veröffentlichen“ unter „Dokumente“; die Art wird aus dem Dateinamen vorgeschlagen. Interne Unterlagen bekommen nie einen Link und erscheinen nie im Exposé. „Fehlt: …“ zeigt, was noch nicht da ist, Grundriss und Energieausweis kannst du direkt bei livelisted anfragen. ### Wie lösche ich ein Objekt? Projektseite → „…“ → „Archivieren“. Archivierte Objekte verschwinden aus der Liste, werden nicht mehr berechnet und von den Portalen genommen; Leads und Historie bleiben. Unten in „Objekte“ findest du „Archivierte anzeigen“ und „Wiederherstellen“. ### Wie ändere ich den Status einer Einheit? In der Tabelle auf den Status klicken und den neuen wählen: verfügbar, vorgemerkt, reserviert, verkauft, übergeben. Reservierungen haben eine Frist; drei Tage davor und beim Ablauf wird dein Team erinnert, abgelaufene Reservierungen werden automatisch freigegeben. Jede Änderung steht mit Person und Zeitpunkt in der Historie. ## Web-Exposé Exposé bauen, gestalten, teilen und sehen, wer es liest. ### Wie erstelle ich ein Web-Exposé? Projektseite → „…“ → „Exposé-Maske“. Vier Schritte: Grunddaten, Bilder, Texte (Beschreibung, Lage, Ausstattung, Sonstige Angaben, rechtliche Hinweise), Kontakt und Veröffentlichen. Das Exposé ist eine eigene Seite unter livelisted.app/d/, für Handy und Desktop. ### Kann ich das Exposé an mein Corporate Design anpassen? Ja. Über „Design“ in der Exposé-Maske stellst du Farben und Logo ein; die Vorgaben für neue Objekte liegen unter Einstellungen → Exposé. Das Logo deiner Organisation erscheint auch auf PDF-Preislisten. ### Sehe ich, wer mein Exposé liest? Ja. Jeder Lead bekommt einen persönlichen Link. livelisted zeigt dir, wann er geöffnet wurde, wie lange gelesen wurde und welche Abschnitte. Leads, die in den letzten 48 Stunden gelesen haben, stehen im Dashboard unter „Jetzt anrufen“. ### Kann ich mehrere Links für ein Exposé anlegen? Ja, zum Beispiel einen pro Mailing, Brief oder QR-Code, mit Ablaufdatum und optionaler E-Mail-Abfrage. Im Reiter „Veröffentlichen“ des Objekts siehst du alle Links mit ihren Aufrufen und Lesezeiten. ### Schreibt die KI meine Exposé-Texte? Sie schlägt vor, du entscheidest. Aus PDF, Diktat oder Stichworten entstehen Beschreibung, Lage und Ausstattung in der Sprache des Projekts; jeder Text bleibt editierbar und nichts wird ohne dich veröffentlicht. ### Wie kommen Provisionshinweis und Widerrufsbelehrung ins Exposé? In Schritt 3 unter „Rechtliche Hinweise“. Sie erscheinen dezent am Ende des Exposés und werden auch an die Portale übertragen. ## Portale und Anfragen Objekte auf ImmoScout24, willhaben, immowelt und Co. bringen und jede Anfrage als Lead bekommen. ### Welche Portale werden unterstützt? ImmoScout24 Deutschland per Schnittstelle (anmelden, bestätigen, fertig) und alle OpenImmo-Portale per FTP: ImmoScout24 Österreich, willhaben, immowelt, Kleinanzeigen, derStandard und weitere. Einrichtung einmalig unter Einstellungen → Verbindungen → Portale. ### Wie kommen Anfragen von den Portalen in livelisted? Jedes Objekt hat eine eigene Empfangsadresse (…@mail.livelisted.app), zu finden im Reiter „Veröffentlichen“. Trag sie im Portal als Weiterleitungsadresse für Anfragen ein. Jede Anfrage-Mail wird automatisch ein Lead mit Name, Kontakt und Nachricht. „Test-Anfrage senden“ prüft die Verbindung sofort. ### Und Anfragen von meiner Website? Über die Formular-Webhook-URL des Objekts oder die API (POST /api/v1/leads). Zapier und Make funktionieren damit ebenfalls. Änderungen am Objekt gehen beim nächsten Lauf an die verbundenen Portale, in der Regel innerhalb von Minuten. Archivierte Objekte werden von den Portalen genommen. ### Was passiert, wenn dieselbe Person zweimal anfragt? livelisted erkennt die E-Mail-Adresse und hängt die neue Anfrage an den bestehenden Lead. Du siehst den ganzen Verlauf an einer Stelle. ## Leads, Board und Nachfassen Alle Anfragen auf einem Board, Phasen, Aufgaben, Suchprofile und Nachfass-Mails zur Freigabe. ### Wie funktioniert das Lead-Board? Jede Anfrage ist eine Karte, jede Spalte eine Phase deiner Organisation. Phasen kannst du umbenennen. Nie ohne dich. livelisted legt dir Vorschläge vor, zum Beispiel wenn ein Exposé nach drei Tagen nicht geöffnet wurde oder gelesen wurde ohne Antwort. Du gibst mit einem Klick frei, in „Aufgaben“, im Lead oder in der Morgenmail. Welche Regeln aktiv sind, stellst du unter Marketing → Automatisierungen ein. ### Kann ich Nachfass-Mails planen? Ja. Im Lead schreibt „Nachfassen planen“ eine E-Mail, die livelisted später in deinem Namen schickt; Antworten landen bei dir. „Erinnere mich“ legt eine Aufgabe an, die am Tag in deiner Morgenmail steht. ### Was ist das Suchprofil? Budget, Objektart, Zimmer, Region und Zweck eines Leads. livelisted vergleicht es mit deinen Objekten und zeigt im Reiter „Leads“ eines Objekts die passenden Interessenten mit Trefferquote. Leads können ihr Suchprofil über ein öffentliches Formular selbst ergänzen. ### Kann ich bestehende Leads importieren? Ja, als CSV oder Excel über „+ Neu“ → „Leads importieren“. Spaltennamen aus onOffice, Justimmo und FlowFact werden erkannt. Kontakte ohne Objekt landen im Kontakte-Pool. ### Was steht in der Morgenmail? Wen du heute anrufen solltest, fällige Aufgaben, neue Leads, Vorschläge zur Freigabe und Reservierungen, die ablaufen. Welche Mails du bekommst, stellst du unter Einstellungen → Benachrichtigungen ein. ### Sehen Vertriebspartner meine Leads? Nein. Partner sehen im Partner-Portal die freigegebenen Projekte, Einheiten und Preislisten und können Einheiten vormerken. Leads bleiben bei deiner Organisation. ## Postfach Dein eigenes E-Mail-Konto verbinden und den Mailverlauf je Lead sehen. ### Wie verbinde ich mein Postfach? Einstellungen → Verbindungen → Postfach → „Postfach verbinden“, per IMAP/SMTP mit Vorlagen für World4You, A1, GMX, WEB.DE, IONOS, Gmail, Outlook und weitere. Jedes Teammitglied verbindet sein eigenes Konto. Die Zugangsdaten liegen verschlüsselt in der EU. ### Ordnet livelisted meine Mails den Leads zu? Ja. Mails von einer bekannten Lead-Adresse erscheinen im Lead unter „E-Mails“, eingehend wie ausgehend. Unbekannte Absender werden nicht automatisch zu Leads; das entscheidest du. ### Beantwortet livelisted Mails automatisch? Nein. livelisted liest mit und schlägt vor, verschickt aber nichts ohne deine Freigabe. Antworten schreibst du aus dem Lead heraus über dein eigenes Postfach. ### Geht das auch mit WhatsApp? Ja, über dein Handy: Der WhatsApp-Button im Lead öffnet den Chat mit der Nummer des Leads und einem vorformulierten Text, Nachfass-Vorschläge kannst du unter Freigaben „Per WhatsApp“ verschicken. Jeder Klick wird am Lead als Kontakt protokolliert. Das automatische Mitlesen über die WhatsApp Business Cloud API ist in Arbeit. ## Videocall Beratungsgespräche im eigenen Raum, mit Zusammenfassung im Lead. ### Wie starte ich einen Videocall? Im Lead auf „Videocall“ → „Jetzt starten“ oder „Termin planen“ mit Datum, Uhrzeit und Dauer. Der Lead bekommt eine Einladung mit Kalendereintrag und einen Gast-Link ohne Anmeldung oder App. ### Was macht der Notetaker? Er fasst das Gespräch zusammen und legt Zusammenfassung und nächste Schritte als Notiz in den Lead. Du schaltest ihn je Call ein oder aus; Teilnehmer sehen, dass aufgezeichnet wird. ### Kostet der Videocall extra? Nein, er ist in jedem Tarif enthalten. ### Wie bucht ein Lead selbst einen Termin bei mir? Unter Einstellungen → Verbindungen → „Terminbuchung“ legst du fest, wann du erreichbar bist (Wochentage, Zeiten, Termindauer, Puffer). Im Lead klickst du „Termin anbieten“ und schickst den Buchungslink per WhatsApp oder Mail; für die Signatur gibt es deinen allgemeinen Link. Der Lead wählt Telefonat oder Videocall und einen freien Zeitpunkt in seiner Zeitzone. Beide bekommen eine Bestätigung mit Kalendereintrag, der Lead einen Tag vorher eine Erinnerung, der Termin steht als Aufgabe im Lead. Gebuchte Termine und geplante Videocalls bleiben automatisch frei. ## Marketing, Kampagnen und Mailings Objekte auf Meta bewerben, Mailings an Leads, Material anfragen. ### Wie bewerbe ich ein Objekt auf Facebook und Instagram? Projektseite → „Veröffentlichen“ → „Bewerben“. Du wählst Budget, Laufzeit, Zielgruppe (Hauptwohnsitz oder Kapitalanlage) und Region (Umkreis, Orte und Regionen oder ganzes Land), suchst die Bilder für das Karussell aus und siehst die Anzeige als Instagram-Post, bevor du bestellst. Abgerechnet wird das Werbebudget plus eine Servicegebühr, per Vorkasse. Klicks und Leads siehst du unter Marketing → Kampagnen. ### Kann ich eine Mail an alle Interessenten eines Projekts schicken? Ja, unter Marketing → Mailings: an alle Leads eines Projekts, einer Phase oder an eine Auswahl aus dem Board. Mit Platzhaltern, Testmail und Zeitpunkt. Versand über livelisted mit Reply-To auf dich; jede Mail hat einen Abmeldelink. Du bestätigst, dass die Empfänger eingewilligt haben. ### Kann ich Grundrisse, Fotos oder Print-Exposés bestellen? Unter Marketing → Material stellst du eine Anfrage an das livelisted-Team: Grundrisse, Energieausweis über befugte Aussteller, Fotos und Renderings, Print-Exposé oder eine Kampagne außerhalb von Meta. Wir melden uns mit Angebot. ### Welche Automatisierungen gibt es? Exposé nicht geöffnet nach drei Tagen, Exposé gelesen ohne Antwort nach zwei Tagen, Suchprofil nach 14 Tagen abfragen, Reaktivierung nach 30 Tagen. Jede Regel einzeln an oder aus; jede Mail geht erst nach deiner Freigabe raus. ## Tarife und Abrechnung Ein Tarif für alle, eine Gebühr je aktiver Einheit, keine versteckten Kosten. ### Was kostet livelisted? Standard: 99 € pro Monat plus 1 € pro aktiver Einheit und Monat, monatlich kündbar. Standard jährlich: 990 € pro Jahr im Voraus, die Einheiten bleiben monatlich. Unlimited: 139 € pro Monat, jährlich im Voraus (1.668 €), unbegrenzt viele Einheiten, buchbar bis 31.12.26; ab etwa 40 aktiven Einheiten günstiger als Standard. Alle Preise netto zuzüglich Umsatzsteuer. Teammitglieder, Projekte und Partner sind unbegrenzt und kostenlos. ### Was ist eine aktive Einheit? Eine nicht archivierte Einheit, die weder verkauft noch übergeben ist, in einem nicht archivierten Projekt. Verkaufte Einheiten kosten ab dem nächsten Abrechnungstag nichts mehr. Ein ausverkauftes Projekt bleibt kostenlos im Konto. ### Gibt es eine Testphase? 7 Tage kostenlos, ohne Kreditkarte, mit allen Funktionen. Danach wählst du einen Tarif. Ohne Tarif wird das Konto schreibgeschützt, öffentliche Links bleiben 30 Tage eingefroren online, die Daten bleiben 60 Tage erhalten. ### Wie bezahle ich? Über Stripe mit Karte, SEPA-Lastschrift, Apple Pay oder Google Pay. Rechnungen stellt die GMC Holding GmbH aus; Zahlungsmittel, Rechnungsadresse, UID und alle Rechnungen verwaltest du im Stripe-Kundenportal unter „Tarif“. Die Umsatzsteuer wird nach Rechnungsadresse berechnet, mit gültiger EU-UID außerhalb Österreichs per Reverse Charge. ### Wie kündige ich? Unter „Tarif“ mit einem Klick. Standard läuft bis zum Ende des bezahlten Monats, Standard jährlich und Unlimited bis zum Ende des Vertragsjahres. Deine Daten kannst du vorher als CSV und OpenImmo exportieren. ### Gibt es einen Gratis-Tarif? Nein. Eingeladene Vertriebspartner sind immer kostenlos, für die eigene Organisation gibt es die Testphase und danach Standard oder Unlimited. ## Datenschutz und Hosting Wo die Daten liegen, wer sie sieht und wie du sie wieder mitnimmst. ### Wo liegen meine Daten? Auf Servern in Frankfurt (EU). Datenbank, Dateien und Anwendung laufen in der EU-Region; Mail-Zugangsdaten sind verschlüsselt gespeichert. ### Gibt es einen Auftragsverarbeitungsvertrag? Nach einer Kündigung bleiben die Daten die Aufbewahrungsfrist lang erhalten, danach werden sie gelöscht. ### Was macht die KI mit meinen Daten? Sie liest nur, was für die jeweilige Aufgabe nötig ist, zum Beispiel das PDF zum Vorbefüllen oder den Lead für einen Mail-Vorschlag. Die Daten werden nicht zum Training von Modellen verwendet. ## Umstieg von onOffice, Justimmo, FlowFact oder Excel Was bei livelisted gleich heißt, was anders ist und wie der Wechsel läuft. Sachlich, ohne Wertung. ### Worin unterscheidet sich livelisted von klassischer Maklersoftware? Klassische Maklersoftware verwaltet. livelisted vermarktet: Exposé, Portale, Kampagne, Nachfassen und Reports entstehen aus einem Objekt, und die KI übernimmt die Arbeit dazwischen, immer mit deiner Freigabe. Dafür verzichtet livelisted bewusst auf Vertragserstellung, Buchhaltung, Baukostencontrolling und ein allgemeines CRM. ### Wie heißen die Begriffe bei livelisted? Interessent oder Kontakt heißt Lead. Status oder Stufe heißt Phase, die Pipeline heißt Board. Objektmaske heißt Exposé-Maske. Betreuer heißt Ansprechpartner. Vermarktungsart und Objektart heißen gleich. ### Wie bekomme ich meine Objekte rüber? OpenImmo-Export in der bisherigen Software erzeugen (XML oder ZIP mit Bildern) und über „+ Neu“ → „Objekte importieren“ hochladen. Texte, Eckdaten, Energieausweis und Bilder werden übernommen; wenn der Export interne und Exposé-Texte getrennt enthält, nimm die Exposé-Variante. ### Und meine Interessenten? Als CSV oder Excel über „Leads importieren“. Die Spaltennamen von onOffice, Justimmo und FlowFact werden erkannt (Vorname, Name, E-Mail, Telefon, Ort, Eintragsdatum). Suchkriterien wie Budget und Objektart kommen mit, wenn sie im Export enthalten sind. ### Ich arbeite mit Excel und Portalen. Lohnt sich der Wechsel? Wenn du mehr als ein paar Objekte gleichzeitig vermarktest, ja: Die Preisliste importierst du einmal, danach pflegst du Status und Preise an einer Stelle, und jede Portal-Anfrage landet als Lead statt im Posteingang. 7 Tage Test ohne Kreditkarte reichen für einen Vergleich mit einem echten Objekt. ### Muss ich sofort komplett wechseln? Nein. Viele starten mit einem Objekt parallel. Portale kannst du je Objekt verbinden, Anfragen laufen über die Empfangsadresse. Wenn es passt, ziehst du den Rest nach; beim Umzug helfen wir persönlich. ### Was gibt es bei livelisted nicht? Keine Vertragserstellung, keine Buchhaltung, kein Mängelmanagement, kein Baukostencontrolling, kein allgemeines CRM für Nicht-Immobilien-Kontakte. Wertanalysen nach ImmoWertV und Schaufenster-TV sind ebenfalls nicht Teil des Produkts.
